There is a lot involved in building a new home, so it pays to have someone with lots of experience looking out for you.

ZB Homes has over twenty years, and a team of dedicated professionals that are with you every step of the way.

Over those years, we’ve mastered the new build process so that it’s easy and enjoyable for our clients.

We’ve invested a lot in our systems, software and procedures to ensure a streamlined and stress free process.

This has enabled us to grow while maintaining high standards. In 2017 we won the Deloitte’s Fast 50, and were recognised as NZ’s fastest growing company.

Design Discussion

Your journey with ZB Homes starts with understanding you – your lifestyle, future plans, preferences and budget.

If you’re building on a budget, you can choose from a selection of plans best suited to your section. This helps ensure your budget stretches as far as possible.

If you’re building a custom home, you can start with a completely blank canvas. Or you may choose to look at existing plans for inspiration and tailor them to your preferences. We provide lots of ideas and advise to make it easy for you, so you can feel confident of your choice.

Design Concepts

One we capture your preferences, we design a concept that reflects them. These concepts help you to visualise how your home will look on your section, taking into account it’s size, shape and setting.

Based on this, you may want to make some changes to get it just the way you want it. Even if it takes a couple of drafts, we’ll help you achieve your vision.


Quoting Summary

Once the concept plan has been finalised and signed off, we work out the cost of your build and present you with a full fixed price quote and specifications. Specifications detail what is and isn’t included in the full price.

You may decide to add certain features or remove some at this stage, at which point we’ll provide you with an updated quote. A fixed price quote provides price certainty, which is important when building a new home.

Quote Acceptance

Upon accepting the Quote and Specifications, a Certified Builders Association of New Zealand (CBANZ) contract is prepared. If this is a House and Land purchase, a Sale & Purchase Agreement for the land will also be drawn up and forwarded to your solicitor.

Deposits for the build (and land, if applicable) are required at this stage.


Working Drawings & Consents

In order to obtain consent to start your build, we submit a full set of working drawings to council. Working drawings are very detailed and so typically take up to 4 – 6 weeks to complete.

The council then requires another 20 working days (one month) to process the drawings and issue consent. Any structural, drainage or geo-tech reports required by council are also carried out during this step.


Once your new home plans are approved by council and building consent is granted, construction begins. You’ll be provided with a Construction Schedule that estimates the start and completion date of your build. Towards the end of the build, you’ll receive a more exact date to work towards.

As part of the ZB Homes experience, you’ll have access to a qualified and experienced Project Manager who will keep you well informed throughout your build. You’ll also have access to our Co-construct software. This easy-to-use software provides you with 24/7 access to building selections, upgrade options, photos and conversations. You’ll be able to see exactly what’s happening on your build.



For us the most exciting part is handing over the keys to your brand new home. Nothing brings us more pleasure than welcoming you into your new home, and showing you all the finished details you selected.

As part of the handover service, you’ll receive a Welcome Pack which includes a copy of your plans, colour selections, product and warranty information and key contact information.
